Campbell

Built in 1920, this six unit building is full of architectural charm. Interior features include original hardwood flooring, french doors leading to private rear decks (or sunrooms) and ample daylight. All units have in-unit laundry and central heating/cooling. The backyard is fully fenced. Longfellow is a wonderful, vibrant neighborhood; you can learn more about it here

East Armour

This nine unit building was built in 1907, and sits next door to the new MAC properties development at Troost and Armour. The units here are spacious and feature large front and rear decks, original hardwoods and architectural trim throughout. All have central heating/cooling, off-street parking (private rear lot), and use of a shared washer/dryer in the building's foyer.

  • I don't meet the minimum qualification standards. Do you make exceptions?
    We evaluate all of our applicants based on the same criteria and strictly adhere to our minimum qualification standards in order to maintain fairness. An exception might be made if there is no rental history available (for instance, if this is someone's first apartment), but we will require a cosigner.
  • When is rent due? Do you charge late fees?
    Rent is typically due on the 1st of every month. We provide a 5-day grace period for rent payment. If rent is not received by midnight of the fifth day a late fee of $50 will be charged. Please refer to your lease agreement for additional information.
  • Do you allow pets?
    Yes, we love animals! There are restrictions, please ask us for more details. An additional agreement, deposit, and monthly fees will apply.
  • What are your minimum qualification standards?
    Tenants must: Have documentable, stable monthly income equal to at least 3 month's rent. Provide good references from previous landlords. Show no past evictions. Have a credit score of at least 600. Pass a background check. Not smoke.
  • How do I schedule a tour?
    Please contact us via phone or email so we can answer any questions you might have and schedule a time to tour.
  • How do I get in touch with management?
    You can find all of our contact information in the "contact us" tab. For urgent issues, please don't hesitate to call us. Otherwise, it's best that you contact us in the Resident Portal or via email at info@gemgroves.com.
  • How do I pay rent?
    Payments are accepted through the Resident Portal. You should have received and email with login instructions. If you need any further help with this please don't hesitate to contact us.
  • How do I report a maintenance issue?
    We ask that you please make all maintenance requests in the Resident Portal.
